Introducing Mrs. Yara Chard
On August 23rd 2008, I married the love of my life - Brian Chard. I will now be offering the same great real estate service, but under my new married name - Yara Chard.
Charity Starts At Home
I am now making a $50 donation from each real estate transaction to local charities. Once a sale closes, my clients will have a choice of three non-profit groups to decide which organization the donation is made out to.
The three non-profit groups that are near and dear to me are:
The West Kootenay Woman’s Association
Nelson Cares Society
and the BC SPCA
With housing prices making home ownership difficult for the average family and the lack of affordable housing available, I recognizes that there are a number of people in the area that are struggling and require additional support services on a daily basis. I hope that the donations I makes throughout the year will help the non-profit organizations have just a little bit more to contribute.

NelsonLocal.com Goes Green
I've just upgraded my website hosting for NelsonLocal.com. I'm proud now to have a certified "green" website hosting account. The site is hosted on high-end servers run by a
company that purchases renewable energy certificates that offset the carbon emissions
generated by all of their business activities.
Market Statistics
In July sales were down 31% over last year, Year to Date overall sales were down 33.8%.
Listing numbers in July were up 17% over last year, Year to Date listing numbers were up 24.8%. Overall listing Inventory was up 69% over last year at the end of July.
At the end of August an average home in the city of Nelson sold for $361,016 year to date compared to last years average of $327,396 year to date.
For the same period in 2008 the average for rural homes outside city limits sold for $476,441 compared to 2007’s sale price of $391,836.
It is now more of a buyers market as there are many more listings to choose from. Buyers have more time to make adequate buying decisions while viewing the current inventory.
