British Columbia's thriving real estate market has shown no sign of slowing down. Nelson and the Kootenay area have had strong sales throughout the summer months and sellers are still seeing consistently favorable results due to the supply verses the demand for properties. Mortgage rates have remained low enticing more first time buyers and investment purchasers to buy into the real estate market.
In the Nelson and Kootenay area we are seeing a lot of purchasers from the Alberta and USA borders looking to buy into the lifestyle and current affordability that Nelson has to offer. A slower pace of life, less density, and lower housing prices compared to the major city centers are all driving forces for out of town purchasers looking to invest in Nelson. Of course locals are being affected by the overall demand for real estate in the area and are quite frustrated with the steadily increasing prices making local purchases much more difficult.

Nelson Residential
Year to date: average sale price $232,400 from $182,596 in 2004 (Increase of 27%)
Rural Residential
Year to date: average sale price $208,360 from $195,510 in 2004 (Increase of 6%)
Nelson Lot Sales
Year to date: average sale price $65,596 from $57,948 (Increase of 13%)
Rural Acreages
Year to date: average sale price $80,179 from $70,370 in 2004 (Increase of 13%)

New Developments ( top )
There are a few new real estate developments under way in the area that will open up a few more options for purchasers. Doodle development is moving forward with a large condo project that is zoned for 300 units in total. The first phase will be underway in late fall with an estimated completion for June. There will be 38 condos for sale in the first phase and prices are expected to be in the $205,000 + range for a one bedroom unit.
Kootenay Lake Village is another development in the works. It is a project designed by two locals that purchased 434 acres of beautiful forest with approximately 3 km of waterfront on Kootenay Lake located 35 km east of Nelson in an area called Proctor. The idea behind the development is to create an outdoor lifestyle community which preserves and enhances the natural beauty of the serene property. At least 60% of the 434 acres will be designated as "common property green space" where biking and hiking recreation trails, common property walkways, and waterfront pathways will be constructed. It will be a strata development where costs are shared for maintaining common infrastructures including green space management, septic infrastructures, paved roads and more. There will be a number of stages to this development over the next few years.
For the golf lovers another development is in the works right near the second green at Granite Point Golf course in Rosemont. It will be a phased strata plan with a total of 32 units for sale. Each phase is expected to have one building with four corner units, each unit with approximately 1600 sq ft of living space with bi-level entry, 2 and ½ bathrooms, a natural gas fireplace, 18 foot vaulted ceilings with a loft, dormer style skylights, private decks with great views and more.

If you have 20 th century contemporary furniture you can use it as the decoration and keep the interior simple therefore focusing on your designer pieces of furniture. You can combine different periods, this is called eclectic. It is important to keep the background simple so that your collections of design are the focus of the space. A new men's line, unique shoes, and additional accessories have been added to the new collection of inventory. You must see what a miraculous transformation this old heritage building has encountered.
Country Home Furniture has moved from its Baker Street location into the new Gateway building beside Sears on the corners of Front and Hall Street. Free parking is a bonus!
Kootenai Moon Furniture is also making a move from the far end of Baker Street into a new, larger, and more exposed location at the 400 block of Baker Street. This shop is a must stop while shopping in downtown Nelson with a variety of wicker and rattan furnishings and accessories.
The Red Fern Gallery has moved into its new window front Baker Street location in the Nelson Trading Company. You can pick up gifts for almost anyone at this shop filled with colorful art, home decorations, candles, unique picture frames and much more.
November is election month for the city of Nelson. Candidates are warming up for their upcoming campaigns to gain the votes of locals for the next 3 year term.
Nelson Business Association is continually holding open breakfast meetings on Thursday mornings at 8am at the Hume Hotel.
